120 Suffolk St. is currently operated as a surface level car park located between Queensgate House and the Vita Student Residences, which is under construction.

An Identified Opportunity Area

This area of the city continues to be the focus of a long-term regeneration strategy – including Paradise, Arena Central, and the former Axis Building. The redevelopment of which is transforming the area into a vibrant mixed-use district.


The location is well connected to all of Birmingham’s universities, as well as being a short walk to the tram network, bus connections, and New Street station.

To fully harness the potential of Birmingham’s university sector, this emerging city district must include high-quality PBSA. This will ensure the area is dynamic and vibrant, but also strengthens the long-term resilience of the city’s residential market.

 

Planning History

Planning permission was previously granted on the Site in 2023 for a similar form and scale of development and therefore the principle of development on the Site has already been established.


Since the granting of the previous planning permission, regulatory requirements for taller buildings have changed and as a result material revisions to the existing scheme are now necessary.

We believe our proposals offer a better use of the site  and will deliver greater economic and social value for Birmingham.
